A small, derelict gate house to the former Baldovan House Estate is transformed into a generous three-bedroom family home through a carefully considered extension strategy that balances listed building sensitivity with bold, contemporary thinking.

Existing Building and Planning Context

The lodge - one of the last remnants of the demolished Baldovan House and Estate - carried listed status, early engagement with the planning authority established the key parameter: any extension must remain secondary in size and scale to the original structure. This constraint became the generator of the design concept.

Design Concept

The response mirrors the massing of the existing lodge with a new extension of equivalent but subsidiary scale, old and new separated by a glazed link that announces the entrance and holds the two elements in clear dialogue. Traditional materials—slate and white harling—ensure the addition reads as part of a coherent whole despite its contemporary character, avoiding pastiche while respecting the original building's presence.

The existing lodge contains three bedrooms, three bathrooms, and a study.

The new extension houses an open-plan kitchen–living–dining space, flooded with natural light from high-level clerestory windows.

A freestanding double-sided stove and media wall divides the space without closing it, and French doors open directly to the garden.

A new detached garage with room-in-roof trusses provides parking for two cars alongside self-contained guest accommodation with en-suite.

Outcome

The client took on the project with two goals, to live in it for a short period then sell it and deliver a good return on investment. Overall, the house delivers exceptional value: a derelict listed cottage is rescued and enlarged into a handsome, light-filled family home with guest annexe, achieving both high quality of finish and substantial capital growth for the client.

A thoughtful piece of work that handles the tension between conservation and contemporary design with confidence.
