Commissioned by a private client seeking to transform a ruinous former wash house into holiday accommodation, this project evolved from a potential conversion into the design of a carefully considered new-build tiny house. Located near Tayport’s West Lighthouse on a sensitive listed site, the cottage demonstrates how contemporary design can respond respectfully to heritage constraints while creating a highly desirable and energy-efficient holiday retreat.

The existing house is listed due to its elegant character, mature orchard and historical significance.

Early studies explored conversion options, but the limited floor area and condition of the existing structure made a new-build solution more viable.

The planning process proved lengthy and challenging, requiring careful consideration of the site's heritage value, neighbouring properties and flood risk.

The final design was developed to sit comfortably within its surroundings, preserving important views and minimising visual impact.

Making the Most of a Compact Footprint

Measuring just 49 square metres, the cottage provides two bedrooms, two bathrooms and generous open-plan living accommodation.

The building was positioned as low as possible within the site to reduce its overall height and visual presence.

A single-storey ground-floor bedroom helps preserve views from neighbouring properties across the River Tay.

Despite its compact dimensions, the internal arrangement creates a spacious and airy atmosphere suited to holiday living.

Materials Rooted in Place

Materials Rooted in Place

Stone salvaged from the original wash house was reclaimed and rebuilt to a similar height, preserving a tangible connection to the site's history.

A cast stone string course separates the masonry base from Cedral-clad upper walls.

Horizontal emphasis and a low-pitched slate roof further reduce the apparent scale of the building.

The restrained palette of traditional and contemporary materials allows the cottage to feel both familiar and distinctly modern.

Light, Views and Riverside Living

A large south-facing window and smaller high-level opening reference the character and proportions of the original building.

A double-height living space and large sliding entrance door flood the interior with natural light.

Open-plan living areas maximise flexibility and make the modest footprint feel significantly larger.

A private terrace opens directly onto the riverside seawall, creating an exceptional connection to the River Tay and its changing tides.

Accommodation includes a ground-floor twin bedroom and a first-floor double bedroom with en-suite bathroom, comfortably sleeping up to four guests.

Low-Energy Design and Holiday Comfort

Low-Energy Design and Holiday Comfort

The cottage was designed to modern insulation standards, delivering excellent thermal performance throughout the year.

Heating is provided by efficient ceiling-mounted infrared panels operating at approximately 30W per square metre meaning the entire house requires less energy to heat than the average kettle.

A wood-burning stove provides additional warmth and creates a welcoming focal point that enhances the holiday experience.

The Wash House transforms a challenging and historically sensitive site into a distinctive holiday destination that exceeds expectations for a building of its size. Through careful planning, efficient design and a strong connection to its riverside setting, the project delivers memorable accommodation with exceptional environmental performance. What initially appeared to be a significant investment and commercial risk has proved highly successful, achieving 93% occupancy in its first year and establishing a thriving holiday business. The project's success has led to a continuing relationship with the client, including further renovation works to the main house.
